The short version
ListingRoux is software for solo real-estate agents. Agents pay for a subscription; buyers and the public can browse listings for free. We’re a software platform, not a brokerage and not an MLS — you, the agent, are responsible for the legal-compliance side of your listings (your license, your brokerage affiliation, MLS rules in your market). Leads from your listings belong to you. We don’t sell or re-route them.
By creating an account or using the site, you agree to what’s on this page. If you don’t, don’t use it.
Who we are
ListingRoux (“ListingRoux,” “we,” “us”) is operated by Voodoo Superposition LLC.
What ListingRoux is, and what it isn't
ListingRoux is a software tool that lets a licensed real-estate agent enter listing information once and produce: a branded micro-site for the listing, a library of social-media post drafts (AI-generated from your listing data), lead-capture forms, analytics on listing performance, and inclusion in our public search page.
What ListingRoux is not:
- Not a real-estate brokerage. We don’t represent buyers or sellers. We don’t hold licenses. Every listing on the platform is published by an individual licensed agent.
- Not an MLS or IDX. We don’t pull data from any MLS feed and we don’t syndicate to other sites.
- Not legal, tax, or real-estate advice. Anything generated or displayed by the product is starting material, not professional advice. You are responsible for what you publish.
- Not a guarantee of leads, sales, or any business outcome. We give you tools; results depend on you, your market, your photos, your responsiveness, and a hundred other things outside our control.
Eligibility
- You must be at least 18 years old.
- To create an agent account, you must be a real-estate agent licensed in good standing in the US state where your listings sit, and you must be affiliated with a sponsoring brokerage as required by that state. You are responsible for keeping your license and brokerage information accurate on the platform.
- To create a buyer account, you just need an email address that you control.
Account terms
- One account per person. Agents may not share an account with another agent or operate the same account under multiple identities.
- Account security. You’re responsible for keeping your password (or magic-link inbox) confidential. Notify us right away if you suspect unauthorized access: support@listingroux.com.
- Accurate information. What you put in your profile and your listings has to be true. We may suspend accounts that we have reason to believe are misrepresenting themselves.
Your content
Listings, photos, descriptions, profile content, and anything else you upload are “Your Content.” A few things about it:
- You keep ownership. Uploading something to ListingRoux doesn’t transfer copyright or any other ownership right to us.
- You grant us a license to host and display it. Specifically: a worldwide, non-exclusive, royalty-free license to store, reproduce, display, transmit, and create technical derivatives (resized photos, compressed renders, text previews) of Your Content, solely to operate and improve the platform. The license ends when you delete the content or your account, except for copies already cached at our infrastructure providers, which expire on their normal schedule.
- You represent that you have the rights. Especially for photos: you confirm you either took them yourself, own the copyright, or have a written license from the copyright holder permitting their use on a third-party marketing platform. Real-estate photographers usually retain copyright by default — a license to use them in the MLS is not automatically a license to use them on a separate marketing site. Get permission before you upload.
- You’re responsible for accuracy. Listing details must be accurate at the time of publication. Misrepresentations — about the property, its features, price, status, or your role — are your liability, not ours.
- We may remove content that we reasonably believe violates these terms, applicable law, third-party rights, or NAR / state-commission rules. We don’t pre-screen submissions and we’re not obligated to.
AI-generated content
ListingRoux uses AI (via the Claude API) to generate social-media post drafts from the listing data you enter. A few rules:
- The output is a draft, not a publication. You decide what gets posted. You are responsible for reviewing every draft for accuracy, tone, and compliance before using it on any platform.
- You own the drafts you keep. Once you mark a generation as “used” or copy it out of the product, treat it like content you wrote.
- We use generation patterns to improve the product. Which drafts you keep, which you edit, which you discard — that signal helps us tune the voice for the next version. We do not share or sell your raw listing data to AI vendors beyond what’s required to render the draft.
- No AI-generated photos. ListingRoux does not and will not generate listing photos with AI. You upload real photos that you have rights to.
Brokerage and licensing compliance
ListingRoux requires every agent to be affiliated with a sponsoring brokerage before a listing can publish. When you publish a listing, the platform captures your current brokerage information into an immutable snapshot attached to that listing, and that snapshot is what shows in the listing’s compliance footer — even if you later move brokerages.
That said, the legal compliance burden lives with you, not with us. Specifically:
- You are responsible for following the National Association of REALTORS® Code of Ethics (if you’re a member), the rules of your state real-estate commission, your local MLS’s display and listing rules, and your brokerage’s internal policies.
- You are responsible for ensuring that publishing a listing on ListingRoux is permitted under any exclusive-listing agreement you have with the seller and under your MLS’s rules. Some MLSs require the listing to also be in the MLS within a certain window after public advertising; that’s on you.
- If your brokerage affiliation ends, you must update it in your profile promptly. Listings you publish after the change will use the updated brokerage info; listings already published keep their original snapshot per the previous paragraph.
Subscriptions and billing
ListingRoux offers a free tier and paid subscription tiers. The current tiers, prices, and limits are listed on the in-product paywall and on the agent dashboard. Billing is handled by Stripe; ListingRoux never sees or stores your card information directly.
- Free tier. The free tier permits one published listing in total. Once you’ve published your first listing, the free slot is consumed even if you later archive or withdraw that listing — this prevents the free tier from being used as an unlimited rolling slot.
- Paid tiers. Each paid tier defines a listing cap and a billing cadence (monthly or yearly). The cadence determines when you’re charged; yearly tiers are billed once per year, monthly tiers once per month.
- Auto-renewal. Subscriptions renew automatically at the end of each billing period until you cancel. You can cancel at any time from your dashboard.
- No partial refunds. When you cancel, future billing stops but the current period runs to its end and we do not pro-rate or refund the unused portion. This applies equally to monthly and yearly plans.
- Downgrades. If you cancel a paid plan or downgrade to a smaller one and you have more active listings than the destination tier allows, we will automatically withdraw all but the oldest one(s) to fit the new limit. Withdrawn listings stay in your account; you can republish them by upgrading or by clearing other slots first. We don’t archive or delete withdrawn listings on your behalf.
- Price changes. We may change subscription pricing. Any change will be announced via the product or by email to active subscribers at least 30 days before it takes effect, and you may cancel before the change applies.
- Failed payment. If your card declines and the billing cannot be resolved through Stripe’s normal retry process, your subscription may be cancelled and you’ll be dropped to the free tier with the downgrade behavior described above.
Acceptable use
You agree not to:
- Upload content you don’t have rights to — photos owned by someone else, text scraped from another listing site, MLS data you weren’t licensed to republish.
- Misrepresent listings — fake addresses, photos of a different property, misstated prices, listings you don’t represent.
- Use the platform to advertise properties you have no agreement to market.
- Scrape, crawl, or systematically copy content from ListingRoux (including the public search page, micro-sites, or agent profiles) beyond normal human browsing.
- Reverse-engineer the platform, attempt to bypass paid features, share your account with other agents, or resell access to the product.
- Use the platform to send spam, harass other users, or violate any applicable law, NAR ethics rule, or state real-estate commission rule.
- Interfere with the platform’s operation — security testing without written permission, DDoS attempts, bypassing rate limits, etc.
- Probe for or exploit security vulnerabilities. If you find one, email support@listingroux.com with details and give us reasonable time to respond before disclosing publicly.
Leads from your listings
Inquiries that come in through your listing’s contact form or through that listing’s detail page on the public search platform are your leads. We don’t sell, route, share, or resell them. See the privacy policy for the full commitment.
Termination
- By you: you can cancel your subscription and delete your account at any time. Cancellation stops future billing per the subscriptions section. Account deletion removes your data per the retention rules in the privacy policy.
- By us: we may suspend or terminate accounts that violate these terms, that we believe pose legal or security risk to other users, or that engage in fraudulent payment activity. Where reasonable, we’ll give you notice and a chance to cure the issue before suspending; serious violations may be acted on without notice.
- Effect of termination: your listings come down, your data goes through the deletion process, and any subscription you’ve paid for runs to the end of its current period (with no refund for the unused portion). Sections of these terms that by their nature should survive termination (including ownership of content already published, limitation of liability, indemnification, and governing law) survive.
Disclaimers
Please read carefully — this section limits the warranties we provide.
The platform is provided “as is” and “as available.” To the maximum extent permitted by law, ListingRoux disclaims all warranties, whether express, implied, statutory, or otherwise — including warranties of merchantability, fitness for a particular purpose, non-infringement, and any warranties arising out of course of dealing or usage of trade.
We do not warrant that the platform will be uninterrupted, error-free, secure against every attack, free of bugs, or that it will produce any specific business outcome. We do not warrant the accuracy or completeness of AI-generated drafts or any third-party data displayed in the product (maps, neighborhood information, etc.). Lead volume, sale outcomes, and search-traffic results are not warranted.
Limitation of liability
Please read carefully — this section limits ListingRoux’s financial liability.
To the maximum extent permitted by law, ListingRoux and its officers, employees, contractors, and affiliates will not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages — including lost profits, lost revenue, lost leads, lost data, or business interruption — arising out of or in connection with your use of the platform, even if we’ve been advised of the possibility of such damages.
Our total cumulative liability to you for all claims arising out of or in connection with your use of the platform will not exceed the greater of (a) the total fees you paid ListingRoux in the twelve months immediately preceding the event giving rise to the claim, or (b) one hundred US dollars (USD $100).
Some jurisdictions don’t allow certain limitations of warranty or liability, in which case the limitations above apply to you only to the maximum extent permitted by the law of your jurisdiction.
Indemnification
You agree to defend, indemnify, and hold harmless ListingRoux and its officers, employees, contractors, and affiliates from any claim, demand, loss, liability, or expense (including reasonable attorneys’ fees) arising out of:
- content you upload or publish on the platform, including any claim that it infringes copyright, trademark, privacy, or publicity rights, or misrepresents the property it describes;
- your violation of these terms, applicable law, NAR or state-commission rules, or any third-party right; or
- your use of leads obtained through the platform — including TCPA, CAN-SPAM, or analogous compliance with respect to how you contact those leads.
Governing law and disputes
These terms are governed by the laws of the State of Louisiana, without regard to its conflict-of-laws rules. Disputes arising out of or relating to these terms or the platform will be resolved exclusively in the state or federal courts located in Louisiana, and both you and ListingRoux consent to the personal jurisdiction of those courts.
Nothing in this section prevents either party from seeking an injunction or other equitable relief in any court of competent jurisdiction to protect intellectual- property or confidentiality rights.
Changes to these terms
We may update these terms as the product and the regulatory environment evolve. Material changes will be announced via the product or by email to affected accounts at least 30 days before they take effect, except where a shorter notice is required by law. Continuing to use the platform after a change takes effect means you accept the updated terms; if you don’t, you can cancel your subscription and delete your account.
Miscellaneous
- Entire agreement. These terms, together with our privacy policy, are the entire agreement between you and ListingRoux about the platform.
- Severability. If any clause of these terms is held unenforceable, the rest stays in effect.
- No waiver. If we don’t enforce a clause right away, that doesn’t waive our right to enforce it later.
- Assignment. You may not assign these terms or your account without our written consent. We may assign them in connection with a sale, merger, or reorganization of Voodoo Superposition LLC.
